Home Staging

Before they’ve looked at a single room properly. Before they’ve opened a cupboard or tested a tap. They feel it, whether this place could be theirs. Your job as a seller is to make sure that feeling is YES.

That’s what home staging does, and it’s why staged properties consistently sell faster and for more than their unstaged equivalents.

Buyers Make Up Their Minds in the First Few Seconds

What I Do

I work through every room in your property, decluttering and organising so that the space looks its best for photography and viewings. I use your existing furniture and belongings, working with what you have to present the property at its most appealing.

  • Pre-listing declutter of all rooms, including the loft, garage, and outbuildings

  • Furniture arrangement optimised for space and flow

  • Styling of surfaces, shelving, and key focal points

  • Advice on items to remove or store ahead of viewings

  • Coordination with estate agents on viewing schedules

  • Donation and disposal of items no longer needed

Working With Estate Agents

If you are selling through an estate agent, home staging is one of the most effective things you can do before listing photographs are taken. Many sellers find that their agent is delighted to recommend staging as part of the preparation process, it makes their job easier and the property more saleable. If your agent hasn't mentioned it, it's worth raising it with them. I'm happy to liaise directly with your agent once we're working together, making the process as smooth as possible for everyone involved.

Pricing

Home staging is priced per project following a free discovery call. Pricing depends on the size of the property and the scope of work involved. Most projects are completed in one or two days.
