Coulsdon sits on the southern edge of Greater London, where the city softens into the chalk downland of Surrey. It's long attracted commuters who want open skies and fast trains into London Bridge or Victoria without giving up the sense of separation from the city. Farthing Downs and Happy Valley are both a short walk from most front doors, and that access to countryside is a big part of why people stay put here for decades rather than moving on. Old Coulsdon keeps a proper village feel around its medieval church, with a good spread of Edwardian and later family homes, both semi-detached and detached. The newer Cane Hill development, built on the site of a former psychiatric hospital, has added over 600 homes and a different housing mix to the area.
That combination of long-settled period houses and newer estates means Coulsdon homes carry very different clutter problems depending on when they were built. What they tend to share is a family that's outgrown the storage that came with the house, and a loft, garage or spare room that's become the place things go to be forgotten about.


A Session from Start to Finish
Sessions run for four or seven hours at £45 an hour, and combine two things: decluttering, which clears what's crowding a room and getting you down, and organising, which sets up a system and process for whatever stays.
Coulsdon's mix of Edwardian family houses, 1930s semis and the newer Cane Hill development means no two homes need quite the same balance of the two.
We start by agreeing what the day needs to achieve, such as a garage you can park in, or a hallway that isn't an obstacle course; then I work through it steadily, pacing the sorting so decisions don't pile up and wear you down.
Storage gets fitted to how you live, not how a catalogue says a room should look, and the space is usable the moment I leave. Before I go, we agree one small next step so it holds.


Can I Skip the Decluttering?
Decluttering is thinning out what's upsetting you and feeding your mental clutter. Organising is about creating systems, solutions and processes to manage the stuff that stays.
FAQs
What do I have to do before you arrive? Get some strong bin bags for rubbish, plus bags or boxes for recycling and donations, and have cleaning materials to hand. That's genuinely it.
Who makes the decisions on what stays and what goes? You do, every time. I'll ask questions and offer a perspective, and occasionally push back gently if something looks like habit rather than need, but the decision is always yours.
Where do donated items go? I'll take donations away or arrange collection at no extra charge. Purley and Coulsdon town centres both have charity shop options nearby, or I can drop off at my local charity shops in Addiscombe.
